SELECTING FOR A RIGHT BUKKEN(APARTMENT/MANSION)

INTRODUCTION
Below are some of the things you should take concern when selecting for a right place to live here in Japan. When you are negotiating for some agent of the real state, you can use these items to check how good is the place you wanted to live next time. These are very important to check so that you will know if the monthly rent fit to it. Check it carefully before deciding or signing the contract. Here they are:

   

  • ACESSIBILITY
    How far is the place to the nearest train station? How far by walk? How far by bicycle and how far by bus? You have to be sure about this data. Especially if you are working and go to the office everyday. Please take note that, the nearest the place to train station, the higher its monthly rental fee. So, if you want a cheaper one, better to already assume that it is far in the train station and a little bit far from the main city.

  • CONVENIENCY
    What public facilities arround the place you will be living? Is there a department store or malls, is the city hall near, the library? Are there some convenience store near to the place? Is there a hospital near? Is there a school for your kids, a park where they can play or you can go sometimes? Are there some trees planted near to your place? A bookstore? A family restaurant and some places that you particularly go sometimes. A place which are a little bit isolated to these facilities make the monthly rental cheaper here in Japan. So you have to consider this also.

  • IN-HOUSE EQUIPMENTS
    Check if there are some equipment already available on the room you will rent. Some real state offer this kind of service while others dont. Some in-house equipment that are available are aircon, refrigerator, tv, bicycle, gas stove or electric stove, lights, furniture, curtains, etc. It will be a big help if some of these are already available especially if you dont have any of them.

  • ROOM SPACE
    The biggest factor that affect the monthly rental bill of a certain apartment or room is its size. So this is the factor that you must consider first. If you are living here alone, particularly near the central city like Tokyo, you can get one room with one kitchen and one toilet for a rent ranging from 70,000 to 90,000 YEN. That is how expensive it is. But if you are willing to sacrifice some time by taking a train ride everyday to your office and wanted to experience the daily rush hour, maybe you can get some room away from the city which has a more wide space for a rent as shown above.
